We would not advise of this for a number of reasons. People generally want assurance they are selling their property that their potential buyer is in a good position to proceed. It is also unlikely that someone will officially take their property off the market for you until you have a buyer for yours.
No, we require 14 days written notice if you have a change of heart and decide to take your property off the market, however, if you decide to go over to another estate agent, please make sure you contact us before signing any other agreements as you may be liable for two fees.
No. Our fees are payable on completion. The only things you will have to pay for upfront is your Energy Performance Certificate (EPC).

We can provide extras at an extra cost, like walk around tours of your home and drone shots to really give any potential buyer the feel of the best features of your property.
Once a mutual sale is agreed and everyone is happy, if applicable we will instruct Lancashire Law, a hand selected conveyancer who is trusted and highly experienced in the field to contact you to take the reins and begin the legal process of selling your property.
Some people decide to do their own viewings as they like to manage their own time and organise who and when viewings are done. Other customers prefer to let us take charge and organise everything on their behalf. Some customers prefer to get all viewings over in one day and have an “open day” to allow all potential buyers to come within that specified day. We will make sure that we discuss your requirements at the time of deciding to come on board with us.
We provide different packages to suit your budget. If you decide to take our packages which include enhanced photography, walk around tours of your home or drone shots, these can take up to 3 hours, to ensure we capture all the best features of your home in order to stand out for potential buyers.
